The Tenure is Freehold with vacant possession on completion.

Outgoings

Basic Payment Scheme

The land is registered on the Rural Land Register for the purposes of claiming under the Basic Payment Scheme and 4.89 Ha of Entitlements will pass with and be included in the sale price of the land for transfer to suitably qualified purchasers.

The outgoing tenant has claimed for the 2020 Basic Payment Scheme and will retain this payment in full for this year.

 

Environmental Stewardship Scheme

The land has been previously entered into an Environmental Stewardship Scheme(s) but terminated in 2018.

 

Tenantright and Dilapidations

There will be no charge for Tenantright made by the outgoing Owner/Occupier and in return the Purchaser(s) will make no claim whatsoever for Dilapidations (if any) against the Vendors or the outgoing Tenant(s)

We are not aware of any Rights of Way over the property to be sold.
